13 WAYS TO HELP US SELL YOUR PROPERTY

  1. GOOD FIRST IMPRESSIONS: Grounds should look neat and properly maintained in summer and winter. Sidewalks and entrance should be clean and all debris removed.

  2. INTERIORS: Rooms should be clean, neat and free of clutter. Raise blinds to let in maximum light in all rooms. Windows should be clean.

  3. EASY REPAIRS: Fix cracked plaster, loose door knobs, crooked light fixtures and other small items. Small things sometimes hinder a sale more than large repairs.

  4. FAULTY PLUMBING: Leaky faucets and running toilets call attention to plumbing defects and makes the place look neglected.

  5. STORAGE SPACE: Show it off by removing unnecessary items and it will appear much larger.

  6. BEAUTIFY: Minor redecorating is recommended if needed, ask our brokers for suggestions. Light colors add cheerfulness to dark rooms, especially kitchens.

  7. COMFORTABLE ATMOSPHERE: Keep radios and televisions off during the showing to avoid distracting the buyer. Rooms should smell clean and fresh, and be a comfortable temperature.

  8. PETS: Some people are uneasy around strange animals. Keep them elsewhere during the showing.

  9. APOLOGIES: Don’t do it, it only emphasizes any of your property's faults.

  10. KEEP US INFORMED: Give us accurate figures on taxes and utilities and information about recent major improvements such as a new roof and whether there are any warrantees. If you need to close by a particular date, be sure and let us know.

  11. BROKER'S ROLE: Customers ask many questions of our Brokers when being shown through a property and most prefer to do this in privacy. It is better if you are not there when we show your property. The customer usually feels more relaxed. If you need to be present, please don’t discuss terms, price, etc. Refer all questions to the broker.

  12. BE AVAILABLE: If a customer is put off, you may lose the sale. Keep your Broker informed of how to reach you at all times. Your Broker will always try to arrange appointments with you in advance. Always be prepared to show your property on the spur of the moment.

  13. NEGOTIATE NOW: If a reasonable offer is represented, it is wise to negotiate immediately.
